CONSTRUCTION MANAGEMENT

Examples of construction management services provided by Capital Development include:

  • Project organization and communication

  • Adherence to specific design criteria and building standards

  • Enforcement of property’s rules and regulations

  • Coordination of construction documents between the tenant, landlord, contractor, consultants, and any municipalities

  • Assists landlord with final review and approval of construction documents

  • Oversees requests for proposal for any landlord work

  • Assisting landlord with selection of contractors

  • Assists with value engineering initiatives

  • Monitoring of construction project costs, scheduling, change orders, lien releases, project warranties, and draw requests

  • Regularly reviewing construction project progress and ensuring consistency with the construction documents.

In addition to in-house experts, Capital Development works closely with architects, city planners, engineers, surveyors, inspectors, contractors, lawyers, and other development consultants to ensure all projects best support the surrounding communities. Construction Management professionals provide oversight, leadership, and direction for projects from design completion through construction completion. We work with clients, owners, and construction teams to ensure work is completed in accordance with contract documents and to client and owner expectations. As part of our Construction Management process, we monitor contractor performance, clarify discrepancies, and resolve any questions that may arise, including change order negotiation and management, modification management, and collecting and responding to RFIs.

From design kickoff and conceptual planning to construction close-out and turn-over, we work with clients, owners, and end-users to ensure that expectations, schedules, and budgets are met.

By providing comprehensive supervision, we enable our clients to remain focused on their primary business.

Our Project Management team consists of a full range of skilled individuals including: professional architects and engineers, master plumbers, master electricians, certified value specialists, professional cost estimators, professional schedulers, contract administrators, document control specialists, quality control managers, and certified inspectors.

  • Review status of subcontractor assignments.
